Spain’s rural real estate market is booming

For long time relatively low-profile, Spain’s rural property market is now becoming one of the most dynamic real estate segments in the country. As prices in major cities such as Madrid, Barcelona and Malaga continue to soar, more and more buyers are turning to rural areas in search of larger, more affordable properties with greater character and charm.

📊 Significant price gaps — though narrowing

Average prices in urban areas stand at around €2,900 per m², compared with approximately €1,450 per m² in rural areas — almost half as much.

In practical terms, this means that a 70–80 m² apartment in the countryside can still be found for around €100,000, whereas equivalent properties in cities are often far more expensive.

Demand is rising in several regions, many of which are already popular with expatriates and so-called “lifestyle movers,” including:

* Inland Andalusia
* The province of Malaga (where rural prices remain relatively reasonable despite increases)
* Alicante
* Granada
* Cádiz and Almería

In some of these areas, it is still possible to buy:

* A house with land, a swimming pool or panoramic views
* Without paying typical urban price levels.
